- Your gross income must be at least 3x the rent. If there are more than 1 applicant, you can combine everyone's gross income to make 3x the rent.
- Unfortunately, I cannot help you if your price range is less than the above mentioned amount as I am not the one who creates the pricing system and qualification policy, but apartments and apartment market are.
It doesn't matter how old your broken lease is, even if it was 10 years ago, having a rental debt can easily get you denied. To maximize options, I would recommend the debt to be paid off.

Most of apartments in Austin and in the surrounding areas such as Cedar Park, Round Rock and Pflugerville will NOT work with you if you owe money to a rental property regardless whether it happened in Texas or not.
However, there are only a hand full of apartment communities that will work with this type of situation. Each of them will have different requirements. Some might ask for an (refundable) extra deposit equal to one month rent along with re-established good rental history since the broken lease. The majority will want it to be at least 2 years and older + established rental history.
None of them, however, accepts any prepaid rent. Yes, even if you want to prepay your whole entire lease term up front.
Less and less apartments in Austin, Cedar Park, Georgetown, Pflugerville, and Round Rock, are still working with an unpaid broken lease. To maximize options, I would recommend you to pay off the debt if you can since your options are very limited. There might be apartment communities that have become more lenient, but only one is new and considered as a luxury apartment communities. Basically, if you want anything up-to-date, any rental debts need to be paid in full or taken off.
